The National Building Code (NBC) 2016 Part 4 sets the legal engineering baseline for life safety in modern Indian architecture. Far from being simple recommendations, adherence to these norms is strictly scrutinized before any Municipal Fire Brigade grants an occupancy certificate or Fire NOC.

Key Structural Provisions

One of the primary revisions in the code focuses on horizontal compartmentalization. Buildings exceeding 15 meters in height must incorporate fire-rated barrier walls capable of withstanding thermal exposure for at least 120 minutes. This prevents horizontal propagation of fire and toxic smoke gases into critical exit stairways.

Travel Distances and Staircase Pressurization

The maximum travel distance from any occupied room point to an enclosed fire stairwell must not exceed 30 meters in unsprinklered premises, and can be extended to 45 meters only when the facility is 100% covered by an NFPA/NBC compliant automatic sprinkler system.

Furthermore, enclosed escape staircases in high-rise towers must be equipped with positive pressure air fans to maintain an overpressure of 50 Pascals relative to floor spaces, completely barring toxic fumes from entering the egress route during evacuation.
